Stucco and EIFS Moisture Surveys in Mississippi

Every stucco and EIFS wall lets some water in. The question is whether it gets back out. A moisture survey tells you what's going on behind the wall before you buy it, sell it, or start tearing into it.

What I do

  • Look at every termination: windows, doors, roof-to-wall, kickouts, base of wall, penetrations
  • Thermal imaging to find the cold, wet spots you can't see
  • Moisture meter readings across the wall
  • Probe testing at the spots that matter, sealed back up when I'm done
  • A written report with photos, readings and what I'd do about it

Who calls me

  • Buyers under contract on a stucco or EIFS house
  • Homeowners with a crack, a stain or trim coming loose
  • Sellers and agents with a stucco listing that keeps scaring buyers off
  • Home inspectors who wrote "recommend evaluation by a specialist"
  • Builders, architects and attorneys who need an independent read on a wall

Why me

I didn't start as a home inspector. I spent 20 years on the supply side of the exterior wall business, at the distributor most Mississippi stucco and EIFS crews buy their material from. I've seen these walls built, I've seen them fail, and I've seen them torn off. That's what I'm looking for when I test yours.

MS Licensed Home Inspector #1033. InterNACHI Certified Professional Inspector. Infrared Certified. Certified Mold Inspector. Dryvit, Sto and Nudura trained.

Expert witness and consulting

When a wall is already in a dispute, I do forensic investigations, reports and testimony. Architects and builders also call me before a detail goes on the wall. Same number.
